New office buildings in Krakow. What was created and what is being built?

As the Walter Herz report indicates, only in the first half of 2019, 140,000 square meters of office space were rented in Krakow. This is a record when it comes to Polish local markets and a sign that offices in Krakow are extremely popular. The city offers more and more space for business, and new projects surprise with their fineness. Below is a list brand new office buildings in Krakow – those that have recently been built and those that are still under construction.
V. Offices
The V. Offices office building is located on Aleja 29 listopada, from the side closer to the center. This area is increasingly used for business purposes, which is confirmed, among others, by the recently commissioned AFI Management investment. The property has been under construction since 2017 and was completed after less than two years of works. The effect is to supply the Krakow office market with over 21,000 square meters of modern office space. It is worth mentioning that the facility obtained the BREEAM certificate at the “Outstanding” level, which means that it meets the most stringent ecological standards. It has got, inter alia, 14 charging stations for electric cars, 184 lockers for cyclists and very attractive green solutions.
Mogilska Office
For most native Cracovians, the Prodlewu office building at Mogilska Street was an object that they associated well or at least heard about it. However, this is already history – the building was demolished, and in its place a modern, 9-storey office building Mogilska Office was built, offering tenants 12,000 square meters of Class A space. It is the result of a project lasting about a year and a half, which ended in April 2019. The investor boasts, among others, terraces accessible from offices, green balconies, a modern lighting system and high rooms, reaching up to 3.3 meters in height. Mogilska Office is adjacent to other office buildings in this increasingly fashionable business area – nearby are Meduza M65, Archetura and Grzegórzki Park.
Dot Office F1
A few years ago, Czerwone Maki Street in Krakow was completely unknown, and the area offered little. Today, there are modern housing estates, a tram terminus and more and more places for business development. The Buma Dot Office is a powerful complex that has created 5 modern A-class office buildings so far, and the F1 building, commissioned in 2019, is the latest part of the project. It is nearly 10,000 square meters of brand new surface. Important information for tenants may be that the entire complex is located in the special economic zone “Krakow Technology Park”.
Equal Business Park
Equal Business Park is being built in an increasingly better-developed part of the city – at the beginning of Wielicka Street (closer to the center), so in a very convenient location. The completion of construction is planned for the third quarter of 2020, and we already know that there will be over 58,000 square meters of rentable office space in a total of four class A buildings. In the complex, apart from the offices, there will also be commercial and service premises, which will certainly prove to be a great convenience for tenants and people working in the Equal business park.
Klimecki’s office building
This is another, next to the Equal described above, Cavatina Holding’s investment, whose completion and commissioning can be expected in 2020. The Klimecki’s office building arises at the intersection of Klimeckiego and Nowohucka streets, near the increasingly used for business purposes Płaszów. On five floors, there will be 8,000 square meters of class A office space.
Tischnera Office
Tischnera Office (the object recently sold to Globalworth Poland by Cavatina Holding) is said to be one of the largest office investments in Krakow. There is a reason – located on 10 floors, the property completed this year consists of 34,000 square meters of surface constructed to the highest standard. What is more, there are 785 square meters of space reserved for commercial and service premises. The developer boasts a pro-ecological approach, which is confirmed by the BREEAM certificate at the “Very Good” level, as well as the extensive green terraces that can be accessed from several floors.
Unity Center
Unity Center is a special project for Krakow. In 1979, the skeleton of a skyscraper was built in the city. It was supposed to be a NOT’s building, but something went wrong along the way (well, many things went wrong) and the building stood unfinished for years. “The Skeleton” was an infamous showcase of the city, but now it will become part of the ultra-modern Unity Center complex and at the same time the largest development project in Krakow (taking into account commercial real estate). Five buildings will offer a total of 50,000 square meters of usable space – almost as much as Galeria Krakowska. It is said that Unity Center will be “open and vibrant with life”.
